What is BMS?
Building Management Systems (BMS), also known as Building Automation Systems (BAS) are used commonly nowadays to maintain the systematic running of the building in an efficient way. These are done with the help of special technology using sensors to track readings and other factors according to the configuration with which they have built. Besides sensors, there will also be servers and databases as required to maintain the operations of the building management systems. The sensors track data then it is sent to the server. It is used to cover some activities. The sensors obtain and measure current conditions and the readings obtained are compared with another set of pre-designated reading values in order to calculate the variations between the actual result and the desired result. And according to the result, electrical or ventilation are re-adjusted to bring the readings within the pre-specified range. Thus automatic scheduling of maintenance or day to day activities in the building is performed by a BMS effectively. It includes facilities such as temperature control, fire alarm, CCTV monitoring etc. as required and set in the system.
What is the benefit of BMS?
Besides the benefits such as cost reduction, decreases chances of human errors etc., building managers can reap additional advantages if the facility has a building management system. It increases the rental value of the property as compared to the traditional no-BMS buildings. Also, by enabling BMS in the building it becomes easier to provide bills to individual tenants as the system provides per unit consumption data. BMS also makes it smoother to monitor different parts of the building and their operation such as AHU’s, fire pumps, plumbing pumps, electrical supply, STP etc. Thus complete easy maintenance can be enabled by the BMS.
What is included in BMS?
A list of systems that can be monitored or controlled by a BMS is shown below:
Illumination control helps to control the lighting inside and outside the building and manage it appropriately according to the previously estimated values by the installers in the beginning. The next system that can be included in the BMS is electric power control. This helps to control the power requirement of the building and to identify the problems that come with the inefficiency of power usage. Heating, ventilation, and air-conditioning (HVAC), Alarm Monitor Security and observation, Access control, Control Panel, Fire alarm system, PA system, Lifts, Elevators, Plumbing, Closed-circuit television (CCTV), other engineering systems, and Security Automation are some other facilities involved in Building management systems around the world.
